Is Your Fireplace Ready for Fall?
Before you light that first cozy fire, take a moment to ensure your fireplace and chimney are safe, functional, and up to code.
Fireplace & Chimney Maintenance Checklist
Here are essential steps to prepare your fireplace and chimney for the colder months:
- Schedule a Chimney Sweep:
Clear out soot, creosote buildup, and debris that could become a fire hazard. - Inspect Masonry for Cracks or Damage:
Look for loose bricks or missing mortar in the firebox or chimney — these can lead to dangerous heat transfer or collapse. - Clean the Firebox:
Remove ash and debris from last season. For gas fireplaces, make sure pilot lights and burners are free of dust. - Check Gas Lines:
Make sure visible gas lines are in good condition and sealed with high-heat caulking to prevent leaks. - Inspect the Damper:
It should open, close, and seal properly to keep out drafts and pests. - Secure a Chimney Cap & Spark Screen:
A rain cap prevents water intrusion and animals from nesting, while a spark screen reduces fire risk. - Trim Nearby Branches:
Keep tree limbs at least 10 feet away from the chimney top.
What We Often Find During Inspections
As home inspectors with over 25 years of experience, here are common fireplace issues we frequently see:
- ❌ Gas fireplaces without high-heat caulking at gas lines
- ❌ Broken firebrick or deteriorated mortar joints
- ❌ Missing or damaged chimney spark screens and rain caps
- ❌ Bird nests or debris blocking direct-vent systems
- ❌ Debris accumulation inside unused chimneys
Many of these are easy to fix — but only if you know they’re there.
Consider a Pre-Listing Inspection
If you’re thinking about selling your home, a pre-listing inspection can give you time to:
- ✅ Make safety repairs before a buyer’s inspector finds them
- ✅ Boost buyer confidence and transparency
- ✅ Avoid last-minute escrow delays
- ✅ Price your home accurately with fewer unknowns
